  • Electrical Safety Check

    An Electrical installation audit will be

    conducted and carried out in accordance

    with Energy Safe Victoria’s Electrical

    installation audit report & AS/NZS

    3019:2007.

    An electrical safety check of all electrical installations, fittings and appliances provided by a residential rental provider in the rented premises every 2 (two) years by a licensed and registered electrician.

  • Smoke Detector Check

    Annual smoke alarm safety service as per Residential Tenancies Regulations 2021

    Smoke detectors are checked by a licensed and registered electrician.

    Each smoke alarm is individually tested, cleaned and checked to ensure all smoke alarms are within their ten (10) year prescribed service life.

    An assessment as to proper alarm positioning to ensure compliance.

    Maintenance check on each alarm, including smoke, button and decibel test.

    Time/date and geo-located photos of each smoke alarm to provide enduring peace of mind.

  • Gas Safety Check

    .From 29 March 2021, the Residential Tenancies Act 1997 (Vic) requires gas safety checks at residential rental properties every two years. The gas safety check must be carried out by a Type A Appliance Servicing accredited gas fitter and must meet the requirements outlined in the Residential Tenancies Regulations 2021 ("Regulations").

The Residential Tenancies Amendment Act and 2021 Regulations came into effect on 29 March 2021. These Regulations identify and mandate new safety related activities for residential rental properties throughout Victoria.

Rental providers must ensure:

  • each smoke alarm is correctly installed, in working condition and tested according to the
    manufacturer’s instructions annually;

  • gas and electricity safety checks are conducted every two years; and

  • if an electrical or gas safety check has not been conducted within the last 2 years at the time the renter occupies the premises, the rental provider must arrange an electrical and gas safety check as soon as practicable.
